What was it like to grow up on the Lake?  We were all lucky to have the chance. Camp Sheridan was purchased first, along with the guest house, Camp Gemloch. The property used to be a summer grazing ground and watering for the cows from a farm up the road.

At the time of our finding the place in 1955, the owners no longer had the cows.  Then we added the third building, Love’s Lodge, by building it in 1960. So the complete owned lake frontage is now 235’ of  sand beach  with an oversize docking system.

There is also a building lot, fronting on Forest Road, a short way from the Town of Wolfeboro’s Carry Beach.

At times during the summer we would host gatherings of our church families, sometimes numbering up to 45 people for the weekend.  There is town water which can be hooked up at the street;  capability of the land (3.9 acres) has been studied for updating the septic loading.

But in the day, Camp Sheridan could (and did) sleep up to 18 people, with all of us kids fighting for the 2 bunks on the porch! And that porch is still used as the prime eating area, with built-in dining shelves - just pull up a rocker and enjoy the view.

Today, there is value in grandfathered use—with the sleeping house already established, and the fixed and floating docks which can slip comfortably up to 3 good-sized boats.  The lakeside deck area also has been approved for repair and maintenance by the wetlands commission, so that what you see can remain.

There are 2 Gazebo-type small outbuildings at the water’s edge—again today, very difficult to permit. The cottages have a good rental history, but I think the best use is for a large extended family creating terrific memories. Badminton, swings, pick-up softball, hide and seek!

The southern exposure allows for pretty much all day sunning, and after about 4:30 in the afternoon, the sun swings around to the west, allowing some shade on the hottest days.

The Motor Vessel Mt. Washington passes by out front; sometimes the Winnipesaukee Belle cruises into the bay on the evening tour.

We could usually count on the calm waters in the bay to provide the forum for our various waterskiing events (slalom, shoe skiis and trick skiis).  Today it is safe haven when the “Broads have 5-6’ waves; our boats ride easily in their slips. Easy launch from the beach for kayaking, canoesand paddleboats.

Loons sing to us at night and are comfortable with the other waterfowl seen often swimming along with their babies in calm waters: Mallard, Merganzer, minks and turtles.
We're pretty  sure the bass try to stay out of the Loons’ dining room.

Whether converting the existing cottages to year-round use, or constructing a new dream home or two, this location is unbeatable. Besides the view, exposure, beach and docking, the compound sets up nicely for those who wish to walk into the village for the morning paper or coffee—we think about 1.5 miles.

Wolfeboro in the summer has lots of vacation activities, from the 4th of July parade and fireworks, plus the different Band concerts offered at the Park at the Town Docks,  Craft Fairs, and delicious restaurants and tempting shops.

Winter activities, although we didn’t stay overnight, included ice-fishing, snowmobiling ( you can drive right onto the beach from the parking lot), and cross country skiing, not to forget the creation of endless troops of snowmen and snowwomen.  And the snowball fights, forts . . .

One can drive to North Conway  in just under an hour for downhill skiing. One can get here from Boston in about 2 hours by car.

Whether you enjoy a quiet setting to read, write your novel, work on quilts or play card games with the grandchildren; or whether you want to get involved with the Lions, the Band, the Village Players, play golf at Kingswood Golf Course, Wolfeboro is a great place to live, have a second home or retire. This particular offering is unique, with 1-family owning it through 3 generations for over 55 years. Come see, come sigh! Then Buy.

Huge master suite includes a walk-in dressing room with mirrored closets, a spacious and restful sleeping room with corner fireplace and a private balcony accessed by French doors. Step out and take in magnificent mountain, water, orchard, wild life and woodlands sights.  The elegant bath features a Victorian clawed soaking tub and oversized shower.  All vanities in the house are antique style set with period style sinks.

The third floor has a 22’ bedroom and private tiled bath.

Off the kitchen and with a separate front entrance is an office suite or in-law space.
