http://www.DoloresPerson.com - "We did not move in until the spring of 2007 after completing significant renovations and restoration. The total cost of renovation/restoration was approximately $500,000. Throughout the house, hardwood floors were uncovered (years of paint/ carpeting) to reveal wide-plank pine throughout the home. Where we needed to put in new floors, we purchased old floors from another High Street homeowner and from an architectural salvage company. All floors are currently original wide-plank pine with the exception of the third floor bath (which is tile); one of the second floor bath (tile) and the kitchen (new wide oak planks). All rooms were repainted and re-plastered where necessary. The third floor was gutted down to the beams and new walls, ceilings, insulation, etc. were put in. The kitchen was completely gutted and renovated; a magnificent iibrary was created with mahogany paneiing and built-in book shelves. A new bathroom was created on the first floor. The master bedroom closets were finished with custom shelving. The master bedroom bath as Weil as the third floor bath `it/ere renovated. Care was taken to preserve historical features. The basement was so it was easy to stand in: a new concrete floor with radiant heat was put in along with a wine cellar. Though not finished (except for the wine cellar), the basement ls a comfortable area for storage, laundry, working out, or playing A new gas,high velocity heating and air conditioning system was implemented. There are three separate zones within the house. A new hot water heater was added.  Most of the electrical throughout the house was rewired. New chandeliers and Sconces were added throughout the home.

Part of the property includes a legal, charming carriage house rental with one bedroom, a living/ dining area, a bath and a kitchen. It has a beautiful! screened in porch that can be used as an additional room in the nice weather. We put in a washer/dryer hook-up and a new hot water heater. The kitchen was renovated with butcher block counter tops, a new stove, and tiled walls. The bathroom received a new toilet, sink and was retiled. All floors in the carriage house were refinished; the Walls were repainted. A built-in bookshelf was created.

As part of our renovations, a third floor room that was used only for storage (no heat or A/C) was transformed to a bedroom. In addition, a 3-season porch was made, essentially into an all-season room (heating and A/C added). A beautiful brick patio was built and creates a wonderful spot for entertaining in the back of the home.

The house is perfectly located on High Street, Newburyport's signature roadway. You are close to downtown, yet have one acre of land. Because of the large backyard, it is easy to have pets and there are many different varieties of birds for bird watchers. There is a charming legal rental unit on the property which can be used as a guest quarters or to provide rental income. We currently rent it for $1300 per month. It is truly like living in the city and country at the same time."
